Where are you located?
We are located on the border of New Paltz and Gardiner, NY, approximately 80 miles from New York City. The bustling downtown New Paltz is only 7 miles from our B&B. Our location places us in the center of outdoor recreation beyond your imagination. 1/4 mile from a beautiful walking and biking rail trail; less than 3 miles to fruit and vegetable farms; 7 miles to Mohonk Preserve; 10 miles from Minnewaska State Park.
When is check-in and check out?
Check-in time is between 4:00-7:00 p.m. Check-out time is 11:00 a.m. We are always able to accommodate an after-hours arrival with self check-in instructions.
Are you a pet friendly accommodation?
We do not permit any pets. Out of respect for our guest's allergies we are unable to accommodate pets.

Is breakfast included?
Yes, at Watergrasshill B&B we serve a full hot breakfast on Saturday and Sunday morning at an 8:15 or 9:00 time slot. Monday-Friday we serve a continental breakfast in the dining room from 8:00-9:00. All of our baked goods are homemade and most of our ingredients are locally sourced. Coffee and tea is available around the clock and you may find sweet treats in the afternoon.
Are you family friendly?
We have created an adult-oriented B&B for those who are looking to enjoy a quiet and relaxing retreat. For that reason, we only accommodate children over the age of 12.
Will I have to share a bathroom?
No, all of the guest rooms at Watergrasshill B&B have private in-room bathrooms with a shower. All of our bathrooms were renovated in 2018 or later.
What is your cancellation policy?
Due to our size, cancellations affect us significantly. A last-minute cancellation gives us little chance of re-booking a room. For this reason, we uphold a strict cancellation policy which you can view here.
Do you have Air Conditioning?
Yes! We have central air conditioning throughout the entire house. We are always happy to adjust the heat and AC to your temperature preferences.
